Victorian Coal Cellar Conversion

Islington, London  

Issue and cause:

  • This old cellar to a Victorian terraced home in Islington had limited headroom with damp walls and floor. As there was no existing waterproofing solution, the floor would often pool with water and its use was limited as a result. 

AJ Waterproofing Services solution: 

  • We dug down the existing ground floor approx. 200mm to create additional headroom. As we envisioned, this created extra pooling of water so a fully working water-tight waterproofing system was crucial
  • We installed a type C cavity drain membrane system and sump pump, to ensure any additional water was drained away
  • The walls were drylined and rendered, then decorated. The result is a fully functional, dry and warm utility room. Not to mention very stylish!

Lower Ground Floor Waterproofing

Chelsea, London  

Issue and cause:

  • Penetrating damp was occurring to the ceiling and walls of the basement entrance lobby and utility
  • The cause was water leaking from the entrance steps above combined with an in-sufficient existing water management system
  • The client also wanted to entirely enclose the basement entrance lobby (previously it was open) so finding a suitable water management system for this area was imperative

AJ Waterproofing Services solution: 

  • We installed a type C Cavity drain membrane system and additional sump pumps to ensure penetrating water is sufficiently drained, and the basement entrance lobby and utility are kept dry and free from damp
  • Waterproof fixings were applied to allow for fittings such as radiators to be installed without piercing the cavity drain membrane 
  • Render and skim finish were applied over the cavity drain membranes
  • The steps were re-tiled, with a liquid waterproof membrane applied below the tiles

Basement Podium Deck Repair

Hampstead, London  

Issue and cause:

  • Damp patches and a leakage were present on the basement ceiling, with wood rot to timber ceiling and upper wall stud-work
  • The cause was found to be a leak from the garden patio slabs which was penetrating the basement ceiling below

AJ Waterproofing Services solution: 

  • We removed the paving slabs over the compromised areas of the basement podium deck and repaired the holes with waterproof concrete
  • We applied a liquid waterproof membrane over this area and it’s surround
  • The lead flashing to the surround of the timber decking was replaced to prevent damage to the timber deck
  • The timber stud-work in the affected areas of the basement was replaced with treated stud-work

Treating Rising Damp

Project1: Harrow, North West London / Project2: Watford, North London

Issue and cause:

  • For these two projects, rising damp was occurring at  ground level creating damp patches on the surface of internal finishes and a damp, musty internal environment
  • The cause of the rising damp was failed DPC, poorly ventilated sub-floor voids and in project 2, an un-ventilated fire place

AJ Waterproofing Services solution: 

  • We removed the existing plaster and allowed the walls to dry out
  • Holes in the existing brickwork were filled to prevent damp penetration
  • Chemical DPC was injected at regular intervals at lower ground level followed by an application of  waterproof render and plaster to a height of 1.2m
  • Air-bricks were installed to sub-floor voids
  • In project 2, the fire place was opened up, debris cleared out and vented  by the installation of an air vent

Treating penetrating damp

Finchley, North London  

Issue and cause:

  • Damp and mould growth is occurring on the internal surface of walls in the entrance hall way 
  • The cause of this is water penetration through cracks and poor pointing in the outer face of the external walls

AJ Waterproofing Services solution: 

  • Internal plaster is removed in the hall way and stair well and the internal walls are allowed to dry out
  • Waterproof render applied internally, followed by plaster skim finish.
  • Stormdry breathable masonry water repellent was applied to the external face of the walls to stop water penetration and to raise the u-value of the external walls to prevent the build up of condensation

External Waterproofing repairs

Finchley, North London  

Issue and cause:

  • Mould growth and a poor internal environment is occurring in first floor bedrooms
  • This is caused by water penetrating through damaged lead flashing and fractured external pebble dash render

AJ Waterproofing Services solution: 

  • Existing render is removed and a waterproof render re-applied with a bell drip to avoid water build up 
  • Existing damaged lead flashed is removed and new flashing applied
